About

Built on discipline and long-term thinking

Cover 3 Capital exists to provide more affordable housing alternatives in desirable regions of the United States — including Section 8 and housing choice voucher housing.

Core Values

Discipline

Every deal is underwritten through the most conservative lens. If the numbers don't hold up under pressure, we walk away.

Security

We prioritize durable, resilient investments — properties and structures built to withstand cycles, not chase them.

Long-Term Thinking

Most of our projects are long-term holds rather than five-year flips. Holding properties long-term is how we keep them affordable.

Founder Background

Experience from both sides of the transaction

Cover 3 Capital's founder brings five years of real estate experience from both sides of the transaction: the lending side and the leasing side.

Before founding Cover 3 Capital, Mr. Percoco worked as an underwriter at Argentic Investment Management. In that role, he screened and underwrote hundreds of deals across all asset classes and contributed to more than 30 closed deals totaling over $650M across multifamily, office, industrial, and hospitality assets. He is familiar with the process from start to finish and looks at every deal through the most conservative lens, a perspective shaped by years on the debt side.

Mr. Percoco also worked as a leasing consultant for The Preiss Company, leasing townhomes in Columbia, SC, which provided a firsthand view of what renters need and what keeps them in a home. Cover 3 Capital brings those two perspectives together: disciplined underwriting on the front end, and housing people want to stay in for the long term.

Mr. Percoco holds a Bachelor of Science in Business Administration from the University of South Carolina's Darla Moore School of Business, with a double major in finance and operations/supply chain management.
